My team and I have witnessed an overall softening in the rental real estate market.  

I am at my wits end with what to do on this to avoid losing everything on the deal.

After the appreciation we have been experiencing post 2022 and what we have been witnessing the last 2+ years its hard to pick a spot and be confident on appreciation.

I truly enjoy the process of analyzing opportunities and witnessing the growth of both large and mid-sized companies.

You Might actually need to get a night job to go with their day job just to pay for repairs etc on their rentals.I realize there are some people that bought right number years ago in extremely good areas that’s singing the how smart they are song, but that is not the case for most of the landlords I have witnessed.

This FLA build new rentals got WAAAY over sold and huge FOMO that got buyers to lose their wits about how to protect their money..

But as someone who’s been in the trenches of real estate investing for almost 30 years, I continue to see some flaws.Some of the flaws I have witnessed are when tech-driven companies seem to lack backing from experienced underwriters or seasoned real estate professionals.

To wit, people might find this thread and exchange for years to come (I am cognizant of that future audience as I write this).
