Hints?

Only get into a deal like this if you're able to 1) go to the area and meet everyone involved in person, 2) research the area on your own so you really know what houses cost and what rents are (hint: prices and rents where you live in Miami are completly irrelevant), and 3) are willing to get on a plane and go deal with an issue if need be.

In the future you might be fine doing them on your own.Note that one thing that can really bite you in the future is if the state laws change subtly.

There are hints and signs.

I agree with @William Murrell and Micki M. about having the "crappy" part being subtly funny!

Hint I won't drop it on them that you want to do the same thing once you get experience.

@Erika Lee also hinted at something that I think that gets overlooked.

@Arianne L. although the your agent is unethical for having changed your offer, if you really wanted the asset, why didn't you take the hint when the seller countered from $137k to $136k and just take the deal?

I'm sure I can dig one up....hint, hint.
