There are alot of other hidden costs to being a GC (licensing, tools, trucks, insurance, etc) that are not direct costs and hard to quantify per job.Sure, everyone thinks the idea of having a GC with ownership stake will somehow make him more trustworthy and reliable.

I don't have a general contractor but I have a lot of good subs.I have someone for roofing repairs (ryen's roofing), installing challenging doors like sliding doors or French doors (whallo).I also have a great handyman ($15/hr but excellent and trustworthy), ac (~$3500 to completely switch from swamp to central ac), electrical (about $1000 for a new electrical panel), plumbing and drywall.If you need to purchase windows or doors I would suggest window depot which is based in Tucson.

I don't like it in either case since my tenants are saying their room mates aren't trustworthy, but then again I had a lock on my room in college and would lock my door when I was gone for the weekend knowing that my roommates planned to throw a party, I just wanted to keep the strangers out.
