I'm not in a hurry and will begin the direct mail campaign which allows me to learn more about areas I didn't grow up in and explore potential opportunities across the Midwest  (my contact has also begun looking out of the area as well).

I have begun looking at other areas surrounding Portland, including across the river in Vancouver, WA, but am still in the preliminary process of finding the "sweet spot" in terms of buying criteria. 

I've begun looking at a lot of the information throughout this forum, but am interested if there is any particular place I have overlooked that focuses on rental property management.

That's probably true, but most of the area has still not entirely recovered from the Great Recession--only recently have home prices in most begun to approach 2005 levels, and those prices are still way off from 2007/right before the collapse.
