So yeah.. my phone was ringing off the hook. 

Leases don't usually end on the 11th unless it started on the 11th, so what she says has some ring of truth.

If your phone is ringing, and you are talking to people who actually have a house to sell, then it's really only a matter of time before you get one, as long as you aren't throwing your leads away by failing to follow up or giving up too soon.

Whenever a cloud passes overhead in my neighborhood, the "storm chasers" aka roofers start ringing the doorbell saying hail was in the area and they can likely get me approved for a new asphalt-shingle roof and siding.

In my view whether or not I am a broker or investor, I still must figure out how to make the phone ring and found what works for me so I help anyone willing (that is the key vs. tire kickers) and offer low seller rates.

Give them a ring and see what they will be looking for in terms of valuation, LTV and loan rates/costs.
