Additionally, we purchased the house for about 65% more than raw land cost, so the number made sense and the house was laid out pretty well for ding the spilt to two units (front/back).

I am looking for some advice on how to present a proposal for financing, I am still quite raw in real estate investing, I do have 2 homes In KC, one is rented and the other is in final stages of rehab, I am trying to re finance my rented home, however being Canadian is quite difficult.
