I launched my first postcard direct mail campaign November 1st, targeting absentee owners of single family rentals in Northern Virginia.

They are in a neighborhood where I want to buy and hold for rent, all in desirable locations.My plan was to send a postcard or letter to her home address and then state that if I will call to follow up in a week's time if I do not hear from her... is this a good plan or should I man up and just call from the beginning.Also, what should I say, should I state that I know she is "behind in payments" or just simply say that I am looking to buy in the neighborhood and I saw that she owns a couple properties....

Could you please share the type of marketing that you do (signs/letter/post card/) and what type of lists if any that you are targeting.

The best so far was a small antique postcard collection (circa 1920) that I was able to sell to the current owners for $100.

I did a year's worth of direct marketing, yellow letters and post cards and only had a few calls, none were motivated at all, so no deals through that route.
