I'm the owner of BellesLink.I'm responding to Dan White's post.Our Terms of Service and End User License agreement stipulates two way confidentiality.

In any offer, include a stipulation addressing for all monthly utility bills to be provided. 

My mother (who owned the property) would stipulate in the lease, and make it clear to the tenant, that the water bill can stay in the landlord's name to avoid the $85~ service fee for turning utilities on if the tenant so wished, but also that the landlord had the right to turn off the water if bill went unpaid for a certain number of days until it's paid, regardless of whose name the water bill is in.

The only thing I would be careful of when buying a trailer home is if it's a trailer home is they could have a stipulation that u cant rent it out, otherwise why not

It’s also why you should have a contract that stipulates things like the contractor will carry the proper insurance

Although the property had the title issues, we could've just added special stipulations to protect the buyer in the event that the title issues weren't resolved in a certain frame of time. 

I believe current laws stipulate the landlord just needs a 15 day notice to end the arrangement, so if it doesn't work out it could turn over fairly quickly, assuming no eviction needed or substantial damage done. 

We still want the house with stipulation (not in original contract but attempted through addendums) that tenant be moved to another of seller's houses (which was told as an option by their property manager which is their family).Now seller getting lawyer accusing us of breach of contract for not closing on 31st.We think they still want to sell and we definitely want to buy but not with tenant.This will be our first investment property and are pursuing it to rehab and gain equity to purchase others.Is there something strange on the seller's part or is this normal?

If you decide to allow it, a stipulation should be that they add you as a co-host.
