I purchased new appliances, new waterheaters, and new floating floors, as well as fresh paint throughout the homes.Is there a way for some of that to be deducted the same year I purchased or does it all go as a capital expense?

I am somewhat familiar with taxes, and bonus depreciation, etc, but just needed more clarity on what goes where.Replaced Waterheater - is this a 27.5 year depreciation or is there a way to expense (~$2700)Replaced floors with floating vinyl floors (~$3600)New Appliances (~$2,400)Lots of misc, painted whole house, new hardware - I assume all of that is probably an improvement rather then repair?

The other con is you have to have a good $ partner or be $-loaded to float any posted cashiers checks that need be posted, any avenue of standard financing is off the table, even HM is going to probably be problematic.

@Ryan LloydCash flow in Utah is pretty much nonexistent right now, unless you do major rehab or get a great deal.The investors I’m working with are willing to float properties for the appreciation and wait for the rents in Utah to catch up in the next year or two.Inflation seems to be everyone’s main concern right now.

Downside of a larger property is more moving pieces, more maintenance, and the fact you'd have to float the much larger mortgage in the event you go without bookings for some time and don't have reserves in your business bank account.To me, a 1031 is the best option because you are taking advantage of the incredible return you've seen in the last 3 years to buy your way into a better asset.

Many lenders will allow a rate lock float down if the market rates drop to a certian point that is lower than a locked rate ....I think your 2nd point is decribing either 1) a " recast " of a loan ( which is the ability to make a large prin reduction and have the payment reamortized with keeping the terms the same or 2) allowing an ARM loan to have the rate/ payment reamortized at regular adjustement periods .....most lenders offer these too
