There are many multi family real estate trainers who can help with this; ReMentor, Jake and Gino, Vinney Chopra are a few that I do training for.Second, you need to get educated about syndication and what it entails. there are many books on Amazon about this. 

But what does analyzing a deal actually entail?

I’m sure your agent has a reason to make sure your covered for the costs of that could entail.

If seller is unable to get the tenants vacated and If I were to consider vacating the tenants my self what does it entail?  

You should ask your agent to explain the process of buying a condo and what condo ownership entails.
