Old home occupied by tenants

We are making an offer on an 1940 built home in down town Denver.  However, this home is occupied by tenants currently.  

What precautions do i need to put in the' offer' to make sure tenants are out of the home before closing?

You can write in the offer that you want the home to be vacated before you close. Also make sure to do a final inspection one last time before you close after the tenants have moved out to make sure there is nothing wrong with the property.
