.- The front and back porches have these makeshift awnings over them, the front one is sagging down, and both of them have nails sticking down from the shingles because the awnings are little more than plywood.- The back deck has also started to rot out where the steps are that lead down into the back yard, so at least half of the deck would need to be completely replaced.- According to the realtor, the roof on the front half of the house was replaced in the past few years but the back half was not.- There is water damage on the ceiling in one room (back side of the house) and it has mold on it.- I need to replace every appliance in the house.Minor issues:- There is a few landscaping things that need to be taken care of like overgrown bushes- There is a chain link fence that runs around the back yard with a wooden privacy fence next to it.

Either floorboards are rubbing together because the nails have lost their "bite" or the sub floor (individual boards in a 90-year old building) are also loose and rubbing.Depending on how bad and how many squeaks there are, you may be able to use some well placed screws to tighten things up.

@Canesha Edwards nailed the expense part, when you're doing the rough numbers a minimum of 40% in expenses, 50% to be conservative.On the cap rate I don't think that's all that out of line for Orlando, it's the #1 rental growth market in the US right now and I think I read into 2023, every owner out there is trying to capitalize on any appreciation right now.

I can’t do a great job myself...Provide your painter a small container to leave you some paint to touch up and color-match for next time.Even if this job is too big for you to DIY, you don't want to be stuck having to schedule and pay for a painter for every nail hole at every turnover the rest of your life.I haven't had anyone try to touch up on their way out before.
