So far i have been focusing on the offices the closest to me since the area around me has some of the higher priced homes in the area, but im probably going to travel 30mins to some of the offices closer to the center of Tampa, Fl to see what they have to offer.

@Brian Junkert I'm confident that you are mistaken about the "someone paying your taxes, and charging you a bunch of fees", "because they want to" issue.  

After trying to reach him all day yesterday (former mortgage contingency date), he finally called me at 7PM with his usual completely unfounded confidence and said that the file should be through U/W by Friday and we’ll close next week.

You are starting this at a good age to live out your dreams.I am 60 years old and I live in Dallas County Texas and I have not traveled much out of this state.  

The reason I even got this confident was because I knew I had the right people in my corner.

Any sub-lease activity would ONLY be to a traveling professional vetted by myself, a fellow owner and investor, and there would be financial upside above market rents for any willing owner.
