I manage my own properties as it's not that difficult and I'm my best advocate/champion for solving problems and finding good tenants. 

Ken seems knowledgeable, but I guess 'minimally priced training'  and 'comprehensive training from one source' usually is an oxymoron.I will throw my hat in the ring for @Brian Gibbons. 

I'm sure insurance agents are ringing off the hook for people wanting new roofs etc.

First steps: 1)  download your state and local LL/tenant laws, and place in a three ring binder. 

I rather have less people ring me up but be serious about their home or situation rather than have more people ring me up and not be serious about doing business together.

Not withstanding some great points that @Mike Cumbie just mentioned,   selling your home yourself is akin to Tiffany's selling a diamond ring at a garage sale.
