I am hoping to find a tenant in about 2 months max and asked him if we could do a 60 day contract instead with an option to renew or add a cancellation clause to the contract but he refused although he did say he would let me out and "mitigate" if needed but he wouldn't amend the contract and the terms to reflect that.How common is a year long rental lease listing?

I would amend to say that if the OP does a little research and finds that the alleged GC is not actually licensed, or not correctly licensed, he needs to fire immediately.

I understand the risk of audit which is a good reason to “come clean” so to speak, but going back the full 5 years to amend tax returns not only seems daunting, but will also yield a higher or equal tax then the benefit from the 1031.

So, the 2nd dog will need to be a on a mutual agreement to amend the lease agreement, the 2nd pet rent doesn't have to be necessairy as the 1st pet rent.

We obviously have issues here regarding "land expropriation without compensation" and you need to be aware of the risks (up to now the law has not even change yet - (The Constitution need to be amended) but I do believe it will eventually happen.
