No matter what program you use, you're going to see a major jump in pricing/rate from 25% down to 20%, and again from 20% to 15%.

Find a down payment assistance program and see what that looks like. 

My brokerage is part of Anywhere RE, we have the biggest names under our umbrella (ERA, Caldwell Banker, Sotherbys, BHG, Century 21) and we have a fantastic referral program that I can hand pick an agent anywhere in the country and interview them for you to make sure they have the qualities you are looking for.

Bad part about low money programs people don't talk about, before 2022 this would not be a factor

The secret is tenant selection, and finding good tenants in the program. 

JamesI work with the loan programs through wholesale lenders so you wouldn't be able to go direct unless they have a retail side.

In addition, I would give the tenant information about the local place that handles rental assistance programs.

And with brokerages now offering new agent programs where they will pay 100% of the expense to get licensed, there is literally no reason not to. 

Not sure how their program works but I've seen this personally a dozen times with the key part the insured not being aware...
