It's a pretty good deal and definitely made sense for us.

I did all of the work myself and know the ARV's in the area pretty well so that helped. this is like my 8th deal and I analyzed deals for like 3 years before I bought my first property so that has gotten way easier.

I've read a lot of bad information on how some gurus are promoting techniques that are flawed at best, fraud at worst.

And even then, the life cycle is generally pretty long from first contact to closing.  

Hey @Rio Nance you’re casting a pretty wide net with your question, since it's not specific to an area or city, but I’ll share based on what I'm seeing.

I have the contract to use them sitting in my email now so I saw a preview of all the data and it's pretty incredible.

I just got one in pretty great shape for 50 percent ARV, but I want my numbers in a spreadsheet to see where I can put some luxury into it or if I should do just the bare minimum throughout.

@Robert Zajac pretty sure BRB charges less than an 8% management fee, so just as @Nathan Gesner states, they are making up for being below the "industry standards" by charging more elsewhere.BE CAREFUL about PMCs that claim they don't charge a markup on maintenance - TIME IS ALWAYS MONEY!
