50K Cash, DSCR loan, where?

I got 50K sitting aside. I wish to use it for an appreciating property. I don't like stocks etc. Since I'm a new immigrant with no credit score, a DSCR with 30-35% down payment is my only option, so the 50K need to include that down payment alongside all other costs (closing, rehab, etc). Is there a place I can buy something which will be positive cashflow (150$ at least)....? Market isn't that important, but I prefer southern states. Any idea? Or deal that might work for me in this budget? Thank you :)
