I'm in modesto market and I've been renting 3/2 single family homes for $1 sq ft up to 1500 sq ft homes.. when higher sq ft obviously that number changes..

That’s why these event would create new trends :- more new builder activity in rural area- more legislation to put more people within a space (ADU and MF/sf zone)- new builder is developing smaller house- retirees moving out from big city creating new house demand in town outside central city like in Fresno, modesto, Sacramento and spokanethese are the trend for next 10 years
