Buying first rental property
First time posting long time lurker 😀
Looking to purchase a duplex in the next 6 months or so. I live in Sacramento and would love to have my first rental property local, but everything thing I have read says it’s difficult to cash flow here. Are there areas that are fairly close that cash flow well? If not what are some other options (out of state etc)

There are always deals to be had. I consistently find cash flowing 2-4 units. I have a client in escrow on a duplex that will cash flow $593/mo when rents are up to market rate. You need to be creative, willing to do some work (usually turning over long term tenants) and ready to jump when the property is available.
