I have helped build 7 houses so far with Habitat for Humanity for what that counts.I would be getting the GC license to demonstrate my knowledge of construction processes, building codes and general knowledge of the construction industry, definently not to give investor's the impression I have years of experience in construction.

Be careful, the last one I bought was a vacant lot that was not buildable in Greene Co....I got it for fill dirt for Habitat for Humanity!

Don't know if you have them there, but the Habitat for Humanity "restores" are a good place to find both the door and the dishwasher.

The states may make other exceptions, so that is where investors need to focus their attention in getting favorable regs.As it stands now, non-profits, like Habitat For Humanity, will need to have a fully amortized loan, even though they do not charge interest (for religious reasons) to buyers.

One useful resource I've come across is surprisingly Habitat for Humanity's ReStor program, which takes surplus developer's/homeowner's lightly used appliances, and building materials and sells them for deep discounts.
