Add Dishwasher, New Door
Just received an email from a tenant, had been expecting them to leave at the end of their lease, family getting larger.
They have requested a dishwasher, none is there now, and replacement of the front door it is old and a bit could use replacing, in exchange for signing a new lease.
I am tempted as the area is really suffering and a multi-month vacancy and a reduced rent certainly awaits.

In my market, I'd do it.
Just a suggestion. Spend a few dollars more and get a dishwasher with a built in food grinder. You can't trust tenants to properly scrape their plates, especially when the TV has ads showing an entire cake going into the dishwasher. The food grinder will save you some service calls over clogged filter screens.
Front doors can usually be repaired and painted and they will look like new. However, if the door is weak, it wouldn't hurt to replace it with a new steel door. A couple hundred dollars to retain a tenant? Worth it.
A decent dishwasher and a nice looking door are good improvements and will help to rent the unit in the future.
I am assuming this is a house. If it is a multi, then every other tenant is going to demand a new door and a new dishwasher.
