Be sure to have good exit strategy for if/when that happens.A wise mentor told me once that until you've "Battle tested" a strategy for at least 5 years thru one full economic cycle, consider it still all good luck.

You'll recoup that in less than a year and it is such a nice upgrade.....even smells better.

Fighting the county or state is a very tough battle sometimes.What I do like to do with these overage lists, is to research the property itself.

About 6 months into the lease, he thinks he smells smoke and climbs in the attic and searches for 3 hours for "hot spots" using a thermal imaging camera (keep in mind he is the town fire marshall),  finally after not finding any hot spots in the attic he goes to the back yard and discovers the neighbor is BBQing.  

The water pipes are filled with awful moldy smell so you smell worse after you shower.

The agent also mentioned that there is also the question of foul play that may come up, such as a scam.
