Outdoor activities: Panama City Beach offers a variety of outdoor activities, including swimming, fishing, boating, waterfront restaraunts and water sports. 

Stories abound here on BP of new investors trying to go it alone in the beginning (both in their local, and non-local markets - b/c in the beginning they're both unfamiliar!) 

It will get to the point where the "process" of getting landlord insurance consists of me emailing "Hi Jenn, Joe Investor is buying another one, here are the details: [details]" and she emails me back 10 minutes later with a bound policy set up with just the deductible, etc, that Joe Investor likes, and with an annual premium significantly less than what my retail owner occupant FTHB pay for homes worth half as much.

Questions abound.....whose money are you using to buy this first property?

Reasons (IMO): 1) Too many people got into the market during the period 2019 - 2022, some because of Covid, most not (IMO), 2) STR was more popular during Covid, 3) STR was a very 'in thing', everyone just had to stay at an STR...that has ended.4) The economy is in a slump, big-time....inflation, recession, stagflation, uncertainty abounds....Question is - will the STR market rebound?

We tried from October 2022 until December 2022 to call, text, and email for completion status (unfinished projects abounded) with no return whatsoever.

If you can boat on it and other watersports, then it should be good to go.

It's a great place to enjoy water sports, such as kayaking and paddleboarding.Miramar Beach: This beach is located just east of Destin and is known for its wide expanse of sand and clear blue water.

Tons of fun amenities including water sports, ropes courses, beach activities, etc.
