You will make mistakes regardless of your RE IQ and regardless how long you have been in this business but procrastination will be the death of any entrepreneur.

Be careful here; as entrepreneurs we all suffer from the fact we see opportunity on every corner.

You need to start thinking about yourself as a business person/entrepreneur and not just a "real estate investor". 

For investors and entrepreneurs who are willing to navigate through the complexities of this emerging market, the returns can be tremendous.

Flipping in the uk has low transaction costs and therefore makes lots of sense, but this post (below) made me a little crazy because in the US, transaction costs make sure the entrepreneur with all the risk/work gets only half the profit....even if it goes well....whereas the realtor(s) and money guy gets half ( or more) of the flip for close to zero risk.
