Colorado Brokerage Start-Up . Tips for Building Agent Team?

Hi BP,

I just opened a boutique storefront office for sales and property management. I had been doing everything on my own for the past 10 years, and felt I needed to expand into a physical location to get support staff and grow my business. I'll be taking on 6-10 agents which is new for me, so I kind of feel like a start-up again!

I am looking for advice on building a team and structuring from folks that have had PM and Sales going in the same office:

1) Do you have a Managing Broker for sales and a Leasing Manager? Should I start with one or both positions?

2) I'm thinking of assigning the agents to strictly do sales or management only. Is that beneficial?

3) Should I first find a Managing Broker, then allow them to recruit agents or start building the entire team on my own?

In Boulder County, most offices are doing sales or leasing, not both so it's a unique situation and I appreciate any insight/tips. Since this is a major operational transition for me, I want to get it going on the right foot  and will probably return with more questions :-)

Thanks!

- March
