Thanks, I am toying with not considering the eviction plan because I maybe able to extend rehab cost by only completing a few major repairs upfront and gradually do cosmetic upgrades over time as rent increases.  

I might by it JUST to have it as a toy if I knew it's value would be maintained, but I fear it'll lose value as time goes by (in real dollars).

I did use a laser printer so I saved money on toner compared to the cost of InkJet Ink and I didn't have to replace them as often.

Do not let your repair person be told by the tenant to fix it and landlord said they would pay them later.Tenants dump all kids of thing including unruly kids dumping small toys, q-tips , etc. in the toilet.

I've been toying around with the idea of buying a rental solely for Air bnb purposes.

When the laser was first perfected they basically said "that's cool, but what can we do with it?"

Thats what im also toying with.  

Laser is now cheap enough for home use.
