Without a deadline, you're putting the Tenant in control and you look weak when you call them six times begging them to do their part.

FSBOs like to brag that they did the sale themselves, but the questions - especially for those with little or no experience - are: Whether they left money on the table because they're weak negotiators or didn't understand how to create a bidding war. 

Its not just Dodd Frank, it includes taxation of selling inventory vs an investment, and most investors do not know how to qualify (dodd frank ATR) the buyer an end up putting a weak buyer into mortgage that you end up having to forclose on..  

I think it’s a beautiful life lesson and I hate to toss it and move on before I’ve truly explored my strengths and weaknesses.

I've worked with some of KW senior legal team ( in New England) and feel fairly sure the procuring cause would be a weak claim on this.

Tenants do not get a physical key.You will only ever "rekey" when installing a new unit or if for some reason you had to change your master key for all units (still quick).Weak spot: Tenants have to maintain the batteries.

The PM could argue they were prevented from inspecting due to COVID, but that's a weak case if they were offering/requiring virtual inspections.COVID only shut down inspections for a limited period of time.
