New system for locks not yet discussed in the forum (beta)

Much has been said about kwickset smarkey vs landlordlocks . This post isn't about that, but it is built around the kwickset product. For the landlordlock lovers, bear with me and keep an open mind.

Keypad entry has been discussed as a 3rd option, and always as mutually exclusive to the two main camps above. And also more specifically for landlords controlling the wifi (STR)... This post isn't about that because I don't want to control wifi or need frequent charging.

This brainstorm is an idea for the property manager with more than a few units doing long-term rentals. Pick it apart for me before I start buying stuff:

1.Picture this product as the lock on the front door of your Single Family rental or unit door. You might want something beefier for a lobby/common entrance door. (There are also fancier options at $75 and $95 that will work for this system).

2. Install this sucker and "smartkey" it to match your existing master key. Nobody gets this key but you.

3. Program a couple of "maintenance codes" that you keep guarded and maybe once and a while share one with your trusted subcontractor.

4. When the tenant moves in ask them for their favorite number and then program it in as their code.  Delete old codes whenever you need to. 

You have the master key. Tenants do not get a physical key.

You will only ever "rekey" when installing a new unit or if for some reason you had to change your master key for all units (still quick).

Weak spot: Tenants have to maintain the batteries. Most reviews are saying 1-2 years per set of 4 AA batteries. Solution - Screen well and train tenants to monitor/change batteries just like you do for HVAC filters, shutoff valves, and circuit breakers. Worst case scenario your tenant fails to change battery and gets locked out. Solution- charge your lockout fee and pop over there with your master key.

Pro tip: pair it with a "passage knob" so tenants never lock themselves out. Remember - the point of this system is to get rid of keys.

I think for under $70 you might be able to replace your $30 lockset for the last time. What do you think?

@Max T. No need for a physical key for STR. (could have an emergency lockbox with physical key accessible)

For long term renters, give them a  physical key.  You can literally change the key/lock in about 10seconds.  Why create a lock out problem or other weird electronics issue.  Enable your tenants for success and minimize your need to intervene.
