I really liked starting with EXP Realty myself due to the ability to consume cloud based training from home and on my schedule and have local support and a local mentor through my first few transactions when I needed it most, but no pressure to attend something when I had other obligations.

Comp analysis through Cloud CMA, sq ft regression analysis with manual adjustments is the only method I'm aware of that is at all accurate. 

See who is owed what and if there are any clouds/liens on title. 

Most amateur REIs are bottom chasers, no loyalty and will cut you out and go with the next cheaper guy.

Never let the psychology of past investment cloud your view of what you should do going forward. 3 months without an application is the tell right there. 

The properties won't qualify if title is clouded because the VA hasn't cleared it all just yet.

I'm leaning towards Innago or tennant cloud for PM.
