I'll jump in on this thread (even if it's necro), and say that I'd like a Tri-Cities sub or even a "South-Eastern WA" sub to swallow up everything from Walla Walla to Yakima to Moses Lake.

Hey @Cameron Brulotte, I live in Eastern Washington and will actually be headed to the UW this fall.

@John Lyszczyk A couple others are Tri-County Bank (I talk with Fred Manuilow) and Eastern Michigan Bank (I talk with Chad Deaner).

Being south of the city look into the Eastern Mass REIA in Rockland (2nd meeting in Taunton, though I think that one is canceled this month), the South Shore REIA on the Cape and @Mike LaCava 's meetup in Plymouth.  

He manages 600+ units in Eastern Washington State, as well as getting started in the Puget Sound area.

I do not know what is customary in New Jersey, but in eastern Massachusetts for example,  you can sometimes get away with even giving 2% to buyers agent and at that point even if you hired a solid seller's agent for an additional 2%, you would only be .5% above what you initially wanted to spend and getting the best of both worlds.

The Eastern Shore consists of more rural areas, lots of farmers, and lower to middle class families.
