If buyer was looking for a property like mine, they may wait until Friday to pull the trigger if they see that this one has been completely remodeled, etc.Normally I would be in such a hurry, but once Christmas rolls around, we're looking till after new year until buyers potentially start looking again.

I've been reading about land trusts and it seems that they might be a better vehicle for buying homes that are mortgaged because they may not trigger the due-on-sale clause.If I wanted to buy a house subject to an existing mortgage, could I just make offers to sellers on the MLS or would most selling agents even present a sub2 offer to a seller?

My point is not that these are hard rules but that the documentation has a different feel.You can then use what you've learned is common practice in your area and search for those documents suggesting a major life event has been triggered.

There was loads of good deals...now they are really far and few between, I'm in no hurry and if the right deal comes along I can trigger but in the meantime small fry like me are going to sit back and wait for more inventory...come on banks, you couldn't have sold everything to blackrock!!!!!!

I think the #1 reason this strategy works so well is the ability to pull the trigger quick on a good flip and do a quick closing.
