How much more is the furnace, roof or stove going to cost you when they need to be replaced then they would have when your friend moved in?  

I supply refrigerator, stove, microwave, and dishwasher.  

"One time she left the gas stove on full blast and passed out, upstairs tenants thankfully called the fire dept.". 3 calls to Social Service regarding the welfare of the child and no action taken.

'My sink, stove, a/c, shower is broke' could literally mean 30 different things without clarification.

If its a small fire such as a stove fire that was quickly extinguished then that's sensible.

Something to think about is are stoves pominent in this area?

I did however replace the stove and dishwasher, which were not fully operational, when I bought the place.

We expect to have to replace the furnace, stove, and a cracked window but otherwise the property is turnkey.Who do you recommend for property/house insurance?
