. :-)I'm also interested in chatting and connecting with any real estate agents as it is so great when we find agents that understand how to work with flips in the plethora of mini-cities (and their unique real estate laws) that we have all over LA and the OC! 

Something slightly unique about me is that I was born and raised in Japan and I have always done very well with Japanese people. 

With that said, each person and situation is unique so I don't know if one person could really tell you whats going to work for you.

Investor psychology is unique to each individual, whether they are more aggressive or conservative; I find myself in the moderate-conservative camp throughout my investing career (yes, I have listened to Dave Ramsey since 2000).  

As I research Texas, I have began by familiarizing myself with its areas, trying to better become acquainted with each sub division and its offering, and I ran across the following property:3209 NorwalkDallas, TX 75220I have not ran any numbers, but I wanted to see what the locals thoughts were regarding the neighborhood, rentability, and its listed price. 

Looking at the total contribution of each partner results in a much fairer division in the long run.
