Michael,I understand your dillemma and wanted to share with you what we do, with the hopes that it's helpful food for thought.We take our overall list and segment it into two main categories: 1) The properties we are most excited about (usually defined by neighborhood) and 2) The properties we are excited about, but less so.

@Michael Quarles Thank you - actually the divorce mailings is just a small segment of mailers we are sending as part of an aggressive campaign since the short sale and REO market is pretty over saturated in our market.

We need a system that will allow us to house an email list, allow us to text individually and in bulk, allow us to email and use drip campaigns, and allow us to segment the customers per type (real estate buyer, real estate seller, interior design client, etc).
