I kind of had to overcome my background in finance, compiling metrics till the cows came home.  

Buy with no money down or out of pocket and you have an infinate rate of return - hard to beat that.

I am also 23, received my BS BA in Finance and Real Esate, have read a ton of books and this forum and am ready to jump into the real world of owning property.

I didn't set out to wholesale deals, but could end up in a situation that would require that if I can't fund it.I have set what I think Is a very realistic goal of acquiring 9 more buy and holds by the end of 2020 for a total of 10 roof tops.
