That 15% cap rate, 45% ROI, $200/month cash flow, etc. doesn't take into account getting shot at by gang-bangers, hunted down by a PO'd tenant, your property broken into 5 times before it's rented, or converted into a meth-lab.

@Nick Brubaker, If an electrician works for a large electrical company under the supervision of a licensed master electrician for years, there is no reason for him to have a license unless he wants to go out on his own.

@Robert Blocker Wholesaling - that is to say, marketing a property that you do not own is illegal here in MA, unless you are a licensed real estate agent and are working under a supervising broker.No doubt, you've listened to a guru or read a blog post that says it's legal because you're selling a contract, not a property or been fed some other excuse.
