We've also rehabbed all but 1 unit and that one is about to come open so we have a good idea on what each will need between tenants (we are small and hands on).On the flip side, my lease does stipulate that we can show it during the last 30 days I just never do.

It should be clear in the contract, but generally, it will stipulate that you have a specific amount of time to supply the earnest money (48 hours is typical) and will generally stipulate its form (certified funds is typical).Regardless of what the contract says, most REO listing agents (and sellers) are going to require certified funds very shortly after the contract is signed by both parties.

@Drew Sygit He would have a provision in each lease stipulating that if regulations prevent rental arbitrage, the lease is voidable at his option with a certain amount of days advanced notice provided to the lessor, and no or nominal fee paid to the lessor.

I offered her this deal: I give you not 8, not 10% of the rent, I give you 15% but... it includes everything. if all goes well, for a 900$ rent you get 1620$ a year (135$ a month) but if the house is vacant, you loose that month, so the 15% is of 10,800 minus the months it was vacant. there were more stipulations to this contract which basically makes her want to take care of the house like it was her own.
