Yes, I'd probably pay a premium for the luxury of a less intense rehab, but as a novice real estate investor, I would rather err on the side of "newer" homes than early 20th century.Do you disagree or have other thoughts?

I'm a total novice, but it seems like the place here in the Portland area is either through house hacking, i.e. buying a duplex and living in one side for 5% down, or buy and hold for long term gains through equity.

Also the buyers were just Novice enough to not really understand I think their settlement statements and who they were actually buying the property from.. they / you had to sign a settlement statement and wire your money to closing.. and on that statement there is a seller..
