I have been funding deals since about 2003 in Indy.. and many mid western cash flow cities.. and unfortunately west coast buyers just chase yield or cash flow and seem to have cash flow pounded into their head.. and so because its cheap they take excessive risk on low end hard to manage transient tenant base..

I can’t imagine that working too well however, admittedly I have no experience as I have never done that for that reason and a number of others.Bottom line, start pounding the pavement and researching for info, when you put forth effort, it will typically pay off in the end knowing failures will come and go along the way - also part of the business.
