Be firm on the silly stuff while thanking her for keeping a close watch on the property and letting her know its added to the monthly list.Let her know you can send someone over to replace the knob on her stove but that it will be a charge to her for their time--I suspect it will suddenly get much easier for her to figure it out.Remember, tenants new to the place and new to you are worried about their security deposit and being charged with damage, so I am not sure she qualifies as 'needy' just yet, cat holes notwithstanding.
