Wholesale Assignment Clauses!

How’s everybody's Monday going?! Let me start off by saying I’m very new to real estate. I’ve been reading a lot about buy and hold rental properties and flipping for about 2 years now. I had an upset with a property last year due to central AC and heat when trying to renovate and refi. Wood burning stove 🤦‍♂️. After about a year I’ve decided it’s time to get back out there! I want to start slow and really grasp the in’s and outs of investing as to not make a mistake like the previous one again so I thought I’d start with wholesaling. I need some help with the assignment clause. Language, content, legitimacy. Even down to adding it to the contract and turning it into the title company how can I go about doing this. Can an agent do this for me? I really appreciate any information you can toss my way! YouTube, forums. Anything. Thank for your time!
