With that particular property I was able to pick it up with all utilities sub metered(which is awesome btw).  

Our strategy for now is to pick up good brrr projects from our local courthouse auctions specifically single family homes.

In J Scott's book on flipping he recommends going to Home Depot or Lowes early in the morning and talking to the contractors that are picking up materials.

I think it would be wise that you both are definite on the strategy versus picking one to satisfy your partner.

To make a long story short, seek out the experts and pick their brain.

First pick a neighborhood that you are either in or close to.

MLS and Loopnet tend to be picked over and usually don't have anything larger than 4 or 5 units. 

Long term, i'll be picking up buy and holds, but hoping to start with wholesaling.
