For animal urine smells, I recommend one of the enzyme based sprays, such as Rug Doctor Platinum Urine Eliminator.

Thanks # JR T. for the Statute.After talking with the termite people (termites are active in the attic and garage) and the tenants (they don't want to have to leave the house), we decided to just spray in the attic and garage.

The tenant left multiple spots on the driveway where they spray painted home projects without a drop cloth, some spots are up to 3 feet long and turquoise in color.Also there used to be a drive thru gate to the back yard so you could back a trailer or RV in, they took that gate off and fenced across the opening.

So, they can actually be your eyes on the condition of the property.In your shoes, if you think they are causing the problem, I'd suggest you have a pest control that must enter the unit as well as spray outside - once a month.

We now do quarterly inspections of our properties to make sure tenants are not painting, changing light fixtures, installing backsplashes, staining kitchen cabinets, spray painting the patio, etc.
