They did market it at the time as a way of making the floor more resistant to water damage. 

We have heard of others obtaining long term - competitive rates from USDA, but we and our banker are being met with resistance.

They do this strictly for security as they have had incidents where people were armed and resisted. 

Where as when I ask tenants directly there are no issues and less resistance. 

It has been my experience that the buyer will resist paying more than $3k, maybe $5k.

The neighborhood is tough as it has resisted gentrification for some time.

I immediately encountered resistance as they didn't like my contract and refused to underwrite.

Businesses were resistant to it (aka the current Amazon way) until financially this event is forcing them into it to survive. 

@Jaysen Medhurst yes, grad student housing- I was one once in this neighborhood, in a wonderful small multifamily. they have little vacancy rates, recession resistant qualities, and very high quality tenants year after year, so it's definitely a very long term play, so I am wondering if the large down payment and small-ish returns are worth it...that being said, there's a few luxury apartment buildings going up in the area, adding to inventory..
