If you are worried about a mean old house tripping someone and getting you sued as the owner, i can only assume you have an llc for your car since they are far more likely to be involved in an accident where you might get sued.

As for drivers having accidents in the parking - perhaps they were not exercising due care in light of the conditions and their experience - that is why they carry insurance.
