I work as a physical therapist for my day job but am interested in investing in real estate.

A little background about myself, I live in a small town in northwest Wisconsin and I'm a physical therapist at a local hospital and my wife is an RN and we currently have a 4 month old at home (who also has lovely RSV so mom and dad are taking PTO to deal with sick babies!). 

I was able to build to suit for a massage therapist who I have a working relationship to build her an expanded suite to suit her needs to expand her business.

The first floor is going to be office space for my practice (Sex Therapist) and the second I want to be an apartment with separate utilities that I can rent out or use for AirBNB.  

It happens to be that the physical therapist taking care of me is a lady that is trying to move out of this practice she works for, where the target market is geriatric care and wants to expand her outside network of athletes that she currently takes care off (for injury therapy and body motion maintenance reasons) and treat them on her own.When she mentioned that, I instantly thought, what can I put together with this situation for cash flow with REI.

I know alot of people who get treated for depression or some sort of mental health issue and gets a letter from a licensed doctor or therapist that allows the patient to have an ESA.

My wife is a therapist she deals with "fear based" clients daily.. 

I'm a therapist in private practice, and generally see just one client at a time.
