You should definitely come by one of the little Havana meet ups and soak up the insight many of the community members have to share.

I one had a real estate license (20 some years ago), but all they wanted me to do was open the white pages and make phone calls...needless to say in my mid 20's (before the internet) that wasn't enough action...since the only other real estate experience was owning my own house....I have reading a lot, listening to the podcast, and attending some of the webinars and am soaking it all in....I would like to build for our retirement, just figuring out how i want to do it!!

Most people like to hot soak at 130'ish for several hours to ensure killing everything.

Still, with all the efforts of my close circle, we were only able to get the basement remodel done in a four week timespan and the free labor I was soaking up dried out. 

But you slowly learn and soak it in and keep searching for deals.

I’m currently a sponge and willing to soak up any tips, advice, thoughts, etc. that will help get the ball rolling.

So I’ve been a sponge soaking up REI strategies.
