Most people in this situation do not want a part time job. 

Without too much detail I had to quit my W2 job 2 years ago to care for my disabled son and my wife is still working.

First person I hired, I also had them write their own job procedures and so on.

That's the first question as real estate is like another job and if you are upgrading properties it's like running a daycare. also what experience do you have?

USDA does not.If you have a job gap (6+ months of unemployment) on an FHA loan, then you have to go back 2 years prior to the job gap AND be back to work for 6 months before you are eligible.How to avoid this? 

I have a property management company manage them as I have a full-time job, wife, and 2 boys.

I have always imagined getting to the point where I could hold/ run a small community of mountain cabin rentals or a guest house, something along those lines.Thanks,Chad  Yes I meant AirBnb and Mid-term rentals, rent by the room, glamping (although I probably wouldn't go that route), buying commercial RE and running a business (for me that would be a lot of work with a W2 job and buying property locally or leasing out a space is expensive here). 

I drop them and use a competent local RE agent, who did a great job.
