Cost Segregation Questions
I have started reading about doing a cost seg analysis but am not 100% sure if I should do one or not.
I just bought a new-build townhouse in Nov 2024 that included a washer, dryer, fridge, microwave, HVAC, etc. for $240k. I have a renter in there now and am wondering if a cost-seg makes sense to do financially as I am planning to keep the place for 10+ years.
I also have another townhouse valued around 380k that is 10 years old. I have been renting it for 6 years now and am wondering if it would make sense to do one with that townhouse as well or not.
Please let me know your thoughts on both and why or why not to do a cost-seg.

@Will Almand this sounds like a very useful case for cost segregation especially if you can utilize the depreciation expenses against your income. Happy to take a detailed look
